Project Name: 45 Broad Street

Project Description: 45 Broad Street is 84-story ground up construction mixed-used skyscraper consisting of 440k gross square feet, 226 residential units, and 51,000 square foot office. Amenities includes a gym, pool, lounge, media room, kids room, and cinema. Project is currently undergoing a redesign.

Total Development Cost: $605M

Status: Project is paused due to a softening condo market

Financing: $302M Equity and $303M Construction Loan

Project Challenges and Solutions:

• Building on the lot size of 64' x 175' posed both engineering and logistical challenges. When built, the tower will have a slender ratio of 15:1 making it one of the skinniest supertalls in NYC. Logistical coordination includes Department of Homeland Security, FAA Approval due to building height of over 1,000 feet, and NYSE.

• Due to the softening condo market in NYC, the project was paused in late 2019. A thorough design review was implemented and market conditions are being monitored quarterly for the right time to restart the project
